Multiple B Visa Re-entry

I have B1/B2 visa. I am looking to invest in real estate for investment purposes in USA.
I have been in USA 10 months during past 13 months. I stayed 2 months, then 2 months and then 6 months.
I need to go in one more time to possibly make final call on investment. I left USA 3 weeks ago.
What are my chances of getting denied at entry? Should I just wait or will I be ok as long as I have documentation proving I will be there for one month or less?

10 months out of 13 is not visiting, it is living, in my opinion. Having said that, it will be the admitting officer's judgement call.

yes, spending a lot of time, but not living there

so it is not guaranteed that i am denied entry, right?
also, if i am denied entry, will they void my visa?

i am taking a sabbatical from work, looking for good investment opportunities, not trying to live in the US. but i feel like there are many good investments in the US right now.
