I will file AOS next month for my mother who is in the US in visitor visa.
I've been taking unemployment benefit from late last year. My 2008 tax return (joint tax return -my wife does not work) is way over the property level.

Questions:
1) How many year of tax return should I submit. (3 years or 1 year)
2) Should I state unemployment in I-864 form and detail my other assets (saving, checking account)
3) My sister is filing I-864A as co-sponsor. She is a nurse making more than enough money to meet the requirement. She is single and living in TX. Does she need 3 years or 1 year of tax return. I plan to have her submit employment letters as well.

What else should we do so that the sponsor eligibility part is well covered.

Thanks

Petitioner being unemployed wouldn't be a problem so long there is a co-sponsor. But your sister will need to file form I-864, and not form I-864A because she doesn't live together in the same household with you and your mom. Your sister should include 3 years's income tax returns (that should include tax returns for the year 2008), W-2s for the last 3 yrs, paystubs for the last 2 months, employment letter on their letterpad stating how long she is employed there and how much she earns and if job is on parmanent basis or not. It's advisable for her to obtain tax transcript by IRS for the last 3 years as well. IRS would be able to fax her those transcripts within a minute.

And there is a very good chance your mom might be able to get her green card without an interview because this happens quite often in a situation where green card application is for parents.

So would unemployment prove to be a problem in my case?

If you don't want to have your sister as a co-sponsor for your mother and want to be the only sponsor based on your own assets in the absence of an employment then you would need to show assets 5x of the income required for your hosehold+ your mom. If you have that much money (or property) in your saving and checking accounts then you can sponsor your mom without the help of your sister.
