Do anyone know when the clock start ticking toward the five year permanent residency needed for citizenship?

From the I-140 is approved or from the I-485 is approved?

I think it is only after 485 approval.

Permanent residency

Permanent residency starts from the I485 pproval date. Permanent Resident Card (Also called as Green Card) will indicate "Resident Since" as the approval date of I-485.
