I am in the process of becoming a US citizen and would like to know if I should go with OCI or POI card

My requirements are:
- need to own real estate (non-agri) in India
- need to maintain bank accounts in India
- need to visit multiple times to India
- need to visit/stay for long duration (> 200 days) to India
- need to attend either public/private university for under grad or grad or post grad program
- need to be able to accept employment in India from Indian or MNC companies.

Please post your suggestion and if possible the reason(s) for your suggestion

Either PIO card or OCI card will meet all your requirements. PIO card holders who stay for >180 days need to register with FRRO. PIO card also needs renewal every 15 years at $385. OCI card holders need not register for any length of stay and OCI need not be renewed if you are willing to carry old passport which has the OCI visa on it. If you wish to obtain a new OCI visa after getting a new passport, the fee is $25.

Bottom line is that an OCI card is better for you.
