Mortgage Pre Approval, Immmigration Status?

Hi,
I am in the process of getting a mortgage pre approval and I am supposed to provide documentation of mine and my spouse's immigration status. I have H1 (7th year) but my wife is on EAD. Her H1 expired in May 2004. We have given a copy of the EAD to the underwriter, but they are unable to understand the concept of EAD.

Has anyone in similar status bought a house? If yes, what documentaion did you provide for immigration status?

Would giving a copy of her I-485 receipt notice work?

Hi,

We just bought a house and we gave a copy of EAD to our mortgage broker. Actually, that guy understood what an EAD is because he had to get it for his wife. So, maybe you need a different person to handle this.

Also, we never told anybody what our immigration status is for the pre-approval. You need this for approval only.

It seems that you are dealing with a non exprienced mortgage broker.

I know some of the program do not even require EAD. or even SSN.

Try to find a someone who deal with foreingers.

You don't need any of the immigration details for Pre-approval. We did it and no one ever asked us for visa status during that stage.

Hi,

I had the same problems with Wells Fargo here in Massachusetts and what I did was get a letter from the attorney explaining my current status and I was approved after that.

We used First Horizon for mortgage. The pre-approval was some company in new jersey. it was all done online.. so we really didn't care where the company was.

check atleat 3 diff mortgage co. 1 of em must be a desi one....

Man ... we "desi" find a way even when its a dead end. joke aside. try a desi loan officer. will work for sure.

Use E*Trade Mortgage to get a preapproval. It's free.

If you go with Wells Fargo or other reputed ones, they might charge you an up front fee of $100-200.

Use your preapproval to search for a home. Once you find a home submit that preapproval, then immediately search for a reputed mortgage broker or go with E*Trade.

I didn't have a very good experience with E*Trade. The mortgage consultant with whom I was in touch with was based in CA and he was not very responsive to my questions/concerns.

So even though I submitted a preapproval from E*Trade I eventually went with Wells Fargo. Dealing with them was smooth and I was even able to renegotiate a better rate even after locking in. The rate that I got from Wells Fargo was 0.25% higher than what E*Trade was offering but the whole process so far has been rather smooth.

Means..With Wells Fargo..Did you got it during H1-B or I-485 or after approval?

To clear some confusion:
1. For preapprovel - no SSN or Resi Status is necessary. Credit check is not run at this point. No fee involved.
2. For approval - SSN is required to run credit check. No fee involved.
3. Residential Status does not matter at all. All you need is credit worthiness for which SSN is required.
4. There should not be no fee (not even to keep the offer open, or to run credit check) except for closing fee which are highly negotiable and may range from free to 2,000 (excl prepayments). anything above 2,000 means bad deal. Get an itemized estimate in advance.
