which one of these is correct mailing address ? to send I-485 application ?

According USCIS web site,
1. courier delivery
USCIS TSC
4141 N. St. Augustine Rd.
Dallas, TX 75227

2.I-485, Adjustment
USCIS TSC
PO Box 851804
Mesquite, TX 75185-1804

Does that mean that , if we want to send application by courier, send it to the first address ? otherwise send it to second address ?

Yes, if you send by courier, I would suggest to indicate the PO Box number too, so they could route it to the appropriate area.
