Divorce and a conditional green card

We are married for 2 years and 6 months. My conditional green card I got 10 months ago and I will have to apply to remove a condition in April, 2008.

A few months ago my husband told me that he got tired of me and he wants to divorce and to divorce as soon as possible! He was very rude and psychologically abused me and I had no choice but to sign the divorce papers. We haven'[t filed a divorce yet. I'm waiting till he refinances the house and removes my name from the loan and title.

We don't have kids. We bought a house together, I've gathered all bills, cars and health insurances, letters and cards from our friends and relatives sent on our home address, tax return for the past 3 years, my husbands' Will where he mentioned me as a beneficiary, flight and hotel reservations for the trips we had together and affidavits from our friends that they knew us as a couple, a letter from my employer.

What are my chances to get a permanent Green card?
Should I hire an immigration lawyer?
Should I file as soon as I get a divorce decree?
Are there any people who were or are in the situation like mine?

Thank you very much for your advice!
