Citizenship application after N 470

I'd like to ensure I've understood the law correctly with regard to N 470:

If a permanent resident leaves the US 3 years after receiving the green card, can he return 2 years later and immediately file for citizenship? He would have filed a re-entry permit and N470 (application to retain residency for citizenship purposes) before leaving the US.

So, he would have satisfied the conditions of:
a) 5 years after Green card
b) 30 months of physical presence in the US after green card

He wouldn't have satisfied the requirement that absences out of the US should be less than 6 months. But the N 470 would take care of that, wouldn't it?

Please clarify if I have mis-understood the rules here.

Thank you for your reply. However, it's not clear what exactly you mean. Is the applicant in this scenario eligible to apply for citizenship immediately after his 2 year absence?

I didn't know about the 3 months residence in the district. Thanks for bringing that to my attention.

In the example I described, the 30 months would be in the immediate past 5 years. The person spends the 3 years after his green card in the US, and then 2 years outside, and then, after his return, files in 3 months. So that takes care of the 30 month requirement.

The N 470 takes care of the continuous residence issue.

Is there any other requirement that wouldn't be met?
