How many of you guys with approved 140's have bought a house? I was thinking I should wait until I get my 485 approved....but that can take forever....I just got my 140 approved and I was wondering if its a good idea to go ahead and purchase a house.....Please share your thoughts...
 
What's 485 have to to with buying a house. I know of ppl who bought houses while on H1. Take a chance, what's the worse that's going to happen, you might have to sell it right, real estate being such a hot property, selling shouldn't be a problem. With the rates going high, get it before it is too late.

Buying house has nothing to do with 140 or 485. You can buy house even when u are on student visa. As far as u get a goo mortgage rate go ahead purchase a house. And remember... there are 3 points u need to consider... location, location, location. :)

Buy one if you like. You don't have to wait for the 485. You will get it any time. We bought our house before we filed 140.

How to get hold of a house in a good area, I am totally new to this real estate stuff. Is it good to buy a town home as even a town home cost $350K.

Give all possible options for buying a good house. I know Jharkhandi would have bought many by now as he is into this business for a while.

When we bought our first house, we had just applied for labor certification !

Buying a house has nothing to do with the greencard process. I have met many people who don't want to buy a house until they get their greencards, but I do not understand their point at all.

Like joyd said, the worst thing that can happen is that you might have to sell it, that's all.

There are different options. hire an seller's agent so that you can avoid the commision. or hire a buyers agent .. remeber the commission is usaully 3 %

Regarding the townhouse ( 350K) look at the resale value in a few years.
On average ppl buy a new house(move) every 7 years. There is an good article in Newsweek about real estate market around the world.(including India,china ,us,SouthKorea etc)

With interest rates going up borrowing money could be little bit more expensive like few years ago. Don' t forget real estate crash of 80's but i don' think it will happen now but there may be short dip in the prices . It has been already noted in Sanfrancisco,bay area etc .. In northeast it is yet to be seen..

You are building equity if you buy a house now, instead of throwing away money in the form of rent. That is an indirect cost towards for ur GC. Go for it.
 
How can we find a real estate agent and how to start the process? What is the current interest rate and which one should we go for?(I mean 5 year arm, or 15/30 year fixed rate mortgage)?

Check out bankrate.com -- lots of tips there on buying a house, what kind of mortgage to get etc. Once you think you are about 3 months from buying you can / should lock in your rate. I've had good success finding lenders through lendingtree.com.

We bought our current house a couple months ago through zipRealty.com in the Dallas area. Not sure if they are available where you are but they basically pay you back a % of the commission (e.g. on a 300K house you can get $1800 back). You might do even better if you do your own research then approach the seller's agent directly and work out a deal.

Thanks guys for responding so quickly....and yes I know buying a home has absolutely nothing to do with the GC process but once you buy a home you have to furnish it and thats why I was a little concerned...cos if something happens to my 485 and I need to get rid of the house I will have to also have to get rid of all the stuff we buy for the house...anyway I am hoping for the best and moving ahead with the buying plans...I thank everyone for the great advice....
