What is needed for E-2 Visa

I am planning to apply for E-2 visa, my choice of business is Gas/Convenient Store and I am confused about the requirements. For E-Visa does a business has to show a net profit on the income tax returns? Most business (Gas Station/C-Stores) we have come across do not show any net profit on the income tax returns but they do make money.

Also I was told that there should be a payroll of 30-40K, how do you show what is the payroll of a business?

I would appreciate if someone could share the information.

There is no legal requirement the business must show a trading profit but experience of these cases shows that London likes to see at least two years audited accounts.( unless it is a start up)
One of the requirements for an E2 is that the business must support you and your dependants and it is this which throws up a need to proves audited accounts proving owners benefits and income.
The payroll requirement is not correct Again experince shows that successful appliactions are with businesses employing people and not just the Applicant and family
