TN - H1B Question

I am currently in my 4th year of a TN Visa. My fiance is a U.S. citizen. My questions are as follows:

(1) do I need to switch to H1B status first, and then apply for my green card by marriage?

(2) how can i move from a TN to an H1B with the same employer and then to a green card without disrupting my employment?

(3) how should I time all the applications so as to remain legal and not disrupt my employment?

Here is a description of the employment based steps. For the purposes of family based, its similar, so, when reading through it, ignore step 1, and then in all the steps that follow just replace the I-140 (which is for employement) with the I-130 (which is for family sponsorship).

How do you get a TN visa, I am very interested on it.

How long does it takes?
Do you get a job offer in your mother country or do you get the offer in the states.

Do you have to pay to an attorney for it, if so, what was the fee?

I am Mexican.
