Till AOS is approved, you are not permanent resident. You have to get I551 stamp before you can become PR.

four8five, You can't say permenent resident.
I had taken a letter from attorney and submiited to my mortgage broker.
At the time of closing, my 2nd mortgage bank had a letter satsing I was a PR and I told the closing lady I can't since.
She called the bank and the lady there ( possibly an PR herself or a naturalised citizen) started creating a fuss and asked for my A#.
I then didn't have a A# since I didn't have my 140 approved.

So back to your question, get a letter from your attorney stating you have applied for 485 at the time of closing.

Hi,

I 've closed my home last year after 6 months of filing my I485 and they asked whether I 'm CITIZEN or PR but I said that I 'm on H1 VISA and they took a photo copy of my H1 Papers and no questions were asked. After that I did a couple of times I refi 'ed my home and no questions were asked whatsoever and I 'm still on I485 and waiting for the approval.

So, if your mortgage company is inisisting on your PR fire them and go for different company.

Residence status has no bearing on whether you are eligible for a mortgage, or if you are eligible for a good interest rate. Only your credit & employment history, and income are important.

The reason they ask about residence is because in the old days they could quickly filter out someone who has not been here long enough to establish a strong credit history. In most cases these days, this assumption by the lender is incorrect, as people have spent years living here on H1Bs, and have very good credit, but the lenders are still basing thier knowledge on old facts of immigration.

Therefor I suggest that you ask what the credit score is that they require for the mortgage, and be sure to know your credit score when you are shopping around so that they can't just casually deny you on the basis of not having a green card.
