Before I list all the docs we are going to submit for the I-130,I-485, ........ application I will put down my questions/concerns.

Mom does not have a birth certificate (born in Karachi), we stay in india,..
There is no way she can get a Non-availabilty Certificate and she is 70 years old, so there are no real relatives older then her to give us an affidavit of her birth, atleast we dont know about them.
But she did go to the Court and got an Affidavit of Birth as well as an Affidavit of Marriage made by herself (we sure can get affidavit of marriage from 2 relatives if required) . Both properly Notarized.
1. Is this (affidavit of Birth) good enough, will this pass as good
for the birth certifcate.
2. Is the marriage certificate (or affidavit of marriage ) required for
Mom, somewhere it says Marriage certificate (or affidavit of marriage )
required in case of applying for Father. Not required for mother.
Is that Right.
3. We will try to get the school leaving certificate for her, but she
passed school 50 - 53 years back. Thats another problem.
4. She does have a certified Senior citizen card and Certificate which
states her name, address, Date of Birth. It has got all those
Signature and Stamps of the goverment or municipality.
I really need some input for the above. Is this going to be fine.
I am listing all the docs i am going to set for my moms application, I really request to all those experienced to look at them and let me know if anything is really missing. I cannot afford to miss on some crucial document and then go back to India and get it, it will be too expensive and also dont want the application to be rejected. Also we dont have anybody in india who could help us out if we need something here, I mean it will become very difficult.
So please, look at this and let me know if anything else is required.

assets of the immigrant are sponsoring to meet the minimum income requirement, must provide evidence of assets with a cash value that equals least five times the difference between your total household income and the minimum income requirement. For the assets a household member, other than the immigrant(s) you are sponsoring, to be considered, the household member must complete and sign Form I-864A, Contract Between Sponsor Household Member.
Bank statements covering the last 12 months, or astatement from an officer of the bank or other financial
