Hello guys,

I am sponsoring myself. I have yet to do valuation of my property (house). Do I have to get it done from chartered serveyer or just from estate agents with their letter headed paper will be ok !

Hi Mun

A valuation from an Estate Agent on headed paper is all that is required. I presented the same at my interview and they were happy with that. You could always present two valuations from different agents if you want to show a true value. Personally, I only had one valuation. Good luck.:)
 
I had something similar, it was a combination of other methods of support for me. I just got one estate agent to do a valuation and got them to send it on letter head paper and it was sufficient.

Didnt think that would be necessary
Or it is just showing them how much debt you are in and need to pay off. Dunno if its a good or bad thing to mention property. Its hardly a good thing really.
Surely they would need the original cost information versus what you owe on the mortgage and how much it may be able to sell for with the valuation.
So do you need to bring all three things?

I'm not sure if it's necessary or not. My motto was don't leave anything to chance. We are selling the place anyway so I just got the letter from the auctioneer/estate agent stating what they valued it at. I think it cost about 150 euros for the valuation when we had it done a few months ago.

I didn't mention anything about mortgages (luckily we don't have one for this house anyway) nor did they ask.

I have the original contract for my apartment and it states the cost of it. Do they really need an evaluation as to exactly how my the apartment will sell for of will showing this do?
It will hardly sell for less than the poverty line!

I never heard of this. How do they value the house if they don't actually see it? Just curious.

I'm sure that will be good enough. I just used the valuation as we already had it done and this was an old house and the value was a LOT lower when it was purchased years ago.

just being curious really..... when you say sponsoring yourself, do you mean you don't have any kind of affidavit of support ?

Yes, No one willing to provide affidatit support for me. They said it is too complex and expose their personal information. It's true. Even If I have to do I would think twice.....

I don't know what you are refering to when you state "CRAP", don't think there's a need for this type of language :(. I now have my green card and was given the advise of obtaining valuations of my properties from an Estate Agent as proof of financial worth from a reputable Immigration Solicitor. I acted accordingly, and based on this advice I sailed through the financial aspect of the interview thus securing my Green Card.

MUN, I would strongly advise you to get an agent to visit and value your property. it should not cost you anything if you tell them you are thinking of selling and insure they give you a copy of the valuation. Again, good luck and send me a private message if you want further info.
