Do I have to establish that I have exceptional ability , if I want to apply GC through NIW? Is an advanced degree plus the national interest enough? I am confused. Please help me.

Yes

you need establish your exceptional ability for the requirement of waiving a job offer. LC cases have inherited NI also, but does not qualify for a waiver.
