Need to show lease to apply! - Please help!

Hello,

I am a Canadian citizen living in the US. I am married to an Indian citizen, and we both work here on H1B visas.

I want to sponsor my husband for permanent residence in Canada. I can do that from here, but I have to prove that both of us plan to live in Canada after he gets the visa - so we have to show either a lease or school acceptance or job offer etc.

I don't have any close family living in Canada, so I don't have a lease or alternate home in Canada to show in the application. And, I want to move only when my application is approved.

Since I have to show "indication of housing arrangement", I need some help.
I want to sign a lease now for a room in an apartment starting December 2004 or January 2005. However, I want to be able to break the lease in the event that the application is approved later (since my plan will be flexible after that). So I want a lease that starts on Dec/Jan and can be easily broken before that.

Can you please help me? I need a letter or lease like this - can you tell me what is a valid indication of housing arrangement, and what is the best way I can show this?

I just need to show a lease for Dec/Jan - but I want it to be a flexible lease. Please help us out.
